St. Charles Parish taxing districts have approved a total combined rollback of 5.3 mills for 2023. As a result, residents are set to receive lower property tax bills near the end of the year.

Most St. Charles Parish taxing districts – including the St. Charles Parish school system, parish government, sheriff’s office, hospital board, and assessor’s office – have approved decreases in the millage rates they control, which are set on a yearly basis.

“Our parish tax roll – the official record of property subject to property tax within St. Charles Parish – has experienced year-over-year growth in valuation,” St. Charles Parish Assessor Tab Troxler said. “This allows our taxing authorities to reduce tax rates while still delivering services.”

Millage reductions for 2023 are as follows:

Residents may calculate their specific savings using a simple formula applied to the assessed value of their homes.

Since property taxes are applied to 10 percent of a residential property’s fair market value, homeowners should multiply the new lowered millage rate by this number, considering the homestead exemption, if applicable.

Here are two examples.

For a home on the West Bank valued at $250,000:

  • Assessed Value (10 percent of fair market value): $25,000
  • Subtract $7,500 for the homestead exemption: $17,500
  • Multiply by the new assumed tax rate of 0.11164
  • Total tax bill for 2023: $1,953.70
  • Tax rate in 2022 was 0.11694 with a total tax bill of $2,046.45
  • TOTAL SAVINGS IN 2023: $92.75

For a home on the East Bank valued at $250,000:

  • Assessed Value (10 percent of fair market value): $25,000
  • Subtract $7,500 for the homestead exemption: $17,500
  • Multiply by the new assumed tax rate of 0.11129
  • Total tax bill for 2023: $1,947.58
  • Tax rate in 2022 was 0.11659 with a total tax bill of $2,040.33
  • TOTAL SAVINGS IN 2023: $92.75

The difference in the millage rate on the East and West Banks is due to the millage rates for the Pontchartrain and Lafourche Basin Levee Districts, respectively.

To look up your home’s assessed value, go to stcharlesassessor.com and click on ‘Property Search.’ Select ‘Current’ from the ‘Tax Year’ drop-down menu. Then, select ‘Name’ or ‘Property Address’ to run your search. Under ‘Parcel Items’ for your home’s assessment listing, you’ll find the current total assessed value, which can be plugged into the calculation.

As a reminder, this year some homeowners’ assessments are still returning to pre-Hurricane Ida values based on recent repairs. Homeowners whose assessments have been adjusted in 2023 received a mailed notice.
