Reassessment of residential properties happens every four years.

This means the St. Charles Parish Assessor’s Office will be valuing all properties in the parish that are subject to property taxes as mandated by the Louisiana Constitution and state law.*
The St. Charles Parish Assessor’s Office is dedicated to completing a fair, consistent, and transparent reassessment process based on the most accurate data available. This page is meant to help you understand all the factors that go into finding your residential property’s fair market value and how that value relates to property taxes, or millages.
The assessor values properties, while local taxing districts and governmental agencies set millage rates. Those rates are subject to authorization by you, the voter, usually for a period of 10 or more years.

About Assessments & Property Taxes
The assessor is responsible for discovery, listing, and valuing all property in the parish for ad valorem tax purposes. The assessor is also responsible to the citizens to ensure all property is assessed in a fair and equitable manner. Your property’s assessment is used to calculate the amount of property taxes you will owe each year.

How the Assessor Determines Residential Fair Market Value

SALES OCCUR
Sales occur during reassessment period. -
VALUES DEVELOPED
The assessor develops an appropriate value per square foot for the neighborhood and adjustments for property attributes. -
MODELS APPLIED
The assessor applies appropriate values, using computer models, to all properties in the neighborhood. -
CHANGES REVIEWED
Office staff undertakes a detailed review of the changes generated by the computer models. -
DETERMINATION MADE
Assessor determines the final assessment. -
NOTIFICATIONS SENT
Notification sent to the property owner of the new value. Change reflected on the same year's tax bill.
Options for Homeowners
The assessor sets assessed values on homes in St. Charles Parish, but his office does not control the property tax rates of various local taxing bodies. Below is more information about the ways residents can reduce their tax burdens.
APPLY FOR HOMESTEAD EXEMPTION
This exempts the first $75,000 of market value on a primary residence. In St. Charles Parish, this is equivalent to about $884 in annual property tax savings. [MORE INFO]

The Assessor’s Glossary
AD VALOREM: Latin term meaning “proportionate to the estimated value of the goods or transaction concerned.”
FAIR MARKET VALUE: The price most people would pay for a property in its present condition.
TAXING BODIES: Local government agencies and districts, including parish government, schools, law enforcement, etc.
IMPROVEMENT: Any permanent structure on real property, or any work on the property which increases its value.
TAX ROLL: An official record of property subject to property tax within a given jurisdiction.
