Get the Freeze: What homeowners 65+ need to know

If you’re age 65 or older, you may be able to freeze your home’s assessed value and help limit future property tax increases.

Age 65+ Assessment Freeze St. Charles Parish Louisiana

All About the Freeze

What does the assessment freeze do?

The 65+ assessment freeze allows eligible homeowners to freeze their home’s assessed value. This means the assessed value of your homestead at the time the freeze is approved will not increase during future reassessment periods. Because reassessments are often what cause large increases in property taxes, freezing the assessment can help limit how much you pay over time.

If the assessed value of your property decreases during a future reassessment, the freeze applies at that lower value — the assessment is frozen at the lowest applicable amount, not the highest. The freeze remains in effect as long as the homeowner continues to own and live in the home and the property does not undergo significant construction or reconstruction.

Please note that a freeze does NOT mean your property taxes can never increase, as changes to the millage rate can cause increases. However, your property taxes will not increase due to reassessment.

Who qualifies for the 65+ assessment freeze?

You may qualify if all of the following three conditions apply:

1) At least one owner of the home is age 65 or older.
2) The property is the homeowner’s primary residence, and the home is owned and occupied by the applicant.
3) The combined adjusted gross income of all owners does not exceed $102,700 (as of 2026).

The freeze remains in effect as long as the property is owned and occupied by the applicant and the value does not increase more than 25 percent due to construction or reconstruction. If you are unsure whether you qualify, the assessor’s office can help review your situation.

What is needed to apply?

To apply for the 65+ assessment freeze, you will need to provide three documents:

1) Proof of age (driver’s license or birth certificate).
2) Federal income tax return (used to verify adjusted gross income).
3) A completed application form.

Applications are reviewed by the assessor’s office, and staff are available to answer questions or help ensure all required information is submitted.
